POLICIES: The Lessee hereby agrees to and will abide by the following; a) the premises is a non-smoking home only, b) No pets are allowed without the written permission of Lessor, c) a maximum of twelve (12) persons, regardless of age, may occupy the premises at any one time, d) check in time is after 3:00 pm on the day of arrival, e) check out time is before 10:00 am on the day of departure, f) upon arrival, Lessee will conduct a full inspection of the house and notify Lessor immediately of any damages or losses noted at that time, failure to do so will result in Lessee being charged for any damage or loss noted by the cleaning staff upon Lessee’s departure, g) any damages or loss to the house or its contents as a result of Lessee’s negligence or carelessness will be deducted from the damages deposit, h) a minimum of one adult above the age of thirty (30) must be one of the occupants of the premises , i) The Lessee must be the person over age thirty (30) and must reside at the premises for the entire duration of the term of this rental agreement, j) Subleasing the premises is not permitted, k) Adult supervision must be present on the premises for anyone under the age of eighteen (18), l) No parking at any time on the neighbors side of the shared driveway.
Should the Lessor become aware of any violation of the above policies by the Lessor, the Lessor will have the right to immediate eviction of the Lessee and all persons on the property. Any remaining nights stay will not be refunded and the full deposit will be forfeited to Lessor.
The Lessor hereby agrees that the damages deposit will be refunded within 15 days after the Lessee’s date of departure, pending any deductions for damages or losses. If damages or losses are noted, the Lessor will contact the Lessee by email or written notice, prior to deducting the amount from the damages deposit to discuss the matter with the Lessee. The damages deposit will be refunded in the form of a check only.
In the event of cancellation, if cancellation is made a minimum of fourteen days (14) days prior to rental date, the deposit will be fully refunded. If cancellation is made a minimum of seven days (7) days prior to rental date, 50% of the deposit will be refunded. In the event of cancellation made within seven (7) days of the rental date, only the $250.00 “damages deposit” will be refunded. All refunds will be made by company check only.
QUIET HOURS: Lessee and all guests will observe the quiet hours between 11:00 pm and 8:00 am, and keep daytime noise levels to a minimum in respect of the neighboring homes.
INDEMNIFICATIONS: Lessor shall not be liable for any personal or property damage by Lessee from negligent or willful actions or admissions of Lessee, Lessee’s guests or invitees. Lessee will bring to Lessor’s attention immediately unsafe conditions that they may encounter so that Lessor may correct them immediately. Lessee, in signing this Rental Agreement, assumes all responsibility for personal liability while renting the premises. Lessee is aware that there is no lifeguard on duty for use of the adjacent dock and lake. Use of either is done at Lessee’s discretion and sole responsibility.
